What was once labeled as upcoming less than a decade ago, has arrived. Graduate Hospital was once a run-of-the-mill neighborhood with average home prices. With such close proximity to Center City, it was only a matter of time before home prices began to soar. In fact sales prices in this neighborhood jumped just over 13% within the last 5 years. With a current average listing price of $385K, makes it fairly reasonable to purchase a home. However, listings here may be tough to come by so you’ll have to pull the trigger fast if you want to call this place home.
Graduate Hospital has a little something for everyone. Boarding several eclectic neighborhoods including Fitler Square, Rittenhouse Square, New Bold and Point Breeze, Graduate Hospital’s vibe varies depending on your location. A bustling commercial district along South St. offers plenty of shops, eateries, bars and even street festivals for entertainment. Aside from the commercial strip the vibe here is pretty established. Graduate Hospital is home to young professionals as well as more established residents. Drawing its name from the local hospital, many of the hospital’s staff call this area home. The overall vibe of this neighborhood is laid back. Although popular bars and restaurants are located here this area doesn’t see as much traffic as other comparable parts of the city so don’t expect a thriving night scene.
Location, location, location. A 10 minute walk can put you in five different neighborhoods. Major roads such as South St. and Broad St. are easily accessible by foot or bicycle. To the west the Schuylkill River is also within relatively close proximity. Some of the city’s top entrepreneurs have decided to set up shop in this part of town. Although Graduate Hospital is overwhelmingly residential, the commercial presence as steadily improved, providing popular cafes, restaurants and watering holes that attract residents from all over Philadelphia. Even establishments located in other neighborhoods have decided to open an additional business in Graduate Hospital looking to capitalize on the exponential growth of this area.
